Job Description

Role: Maintenance Manager

Location: Accra, Ghana

Our client, a reputable and leading real estate development firm with high quality properties specializing in large-scale residential and commercial Projects is to recruit a highly experienced Maintenance Manager to join the team.

ROLE

The Maintenance Manager will oversee the planning and execution of all preventive and corrective maintenance activities and upkeep operations of Denton’s properties. The Maintenance Manager will organise, supervise and coordinate all maintenance personnel and maintenance service providers.

RESPONSIBILITIES

  • Train and ensure the professional capabilities the maintenance department personnel
  • Allocate workload and supervise maintenance staff
  • Foster a collaborative working environment to maximize project efficiency.
  • Develop maintenance procedures and ensure implementation
  • Carry out inspections of the facilities to identify and resolve issues
  • Check all building systems to ensure functionality and proper operation
  • Ensure operational efficiency of electrical equipment and mechanical systems through timely inspection and repair
  • Plan and oversee all repair and installation activities
  • Manage relationships with contractors and service providers
  • Develop project budgets and ensure adherence to financial guidelines.
  • Implement cost control measures to optimize project expenditures.
  • Establish and enforce quality standards for all projects to meet or exceed industry benchmarks.
  • Conduct regular quality inspections and implement corrective actions as needed.
  • Stay informed about relevant building codes, regulations, and industry standards.
  • Ensure all interventions comply with legal and regulatory requirements.
  • Monitor equipment inventory and place orders when necessary
  • Track equipment and material usage ensure proper use
  • Keep maintenance logs and report on daily activities
  • Prepare regular reports on maintenance issues, challenges, and outcomes for review by the
  • General Manager.
  • Maintain comprehensive property/maintenance documentation for reference and audit purposes.
  • Ensure health and safety policies are established and complied with.

KNOWLEDGE, SKILLS AND EXPERIENCE

  • A degree or diploma in electrical, mechanical or building services engineering.
  • Proven experience as maintenance manager (5 years minimum)
  • Experience with computer maintenance management systems (CMMS)
  • Experience in planning and overseeing maintenance operations.
  • Solid understanding of technical aspects of plumbing, HVAC, electrical systems, BMS, generators etc.
  • Ability to keep track of and report on activity and supervise geographically spread teams
  • Excellent communication and interpersonal skills
  • Outstanding organizational and leadership abilities
